September 2022 Board Meeting Minutes

The Cypress HOA Board of Directors meeting for September 28,2022.

President K. Schmode called the meeting to order at 1:30.

Board Members B. Keith (Treasurer) and D. Theobald (Secretary) were in attendance along with S. Graves (Community Manager).

 B. Keith made a motion to approve the agenda and the meeting minutes from August 26,2022. D. Theobald seconded the motion.

Presentation of Reports

Treasurer Report was presented by B. Keith

The Board has engaged an engineer to inspect terraces where loose tile and/or grout have been reported by owners. This initial inspection will take place on Oct. 10th.

-It was noted by management that the annual Ameren dock permit fee was submitted.

Management Report was presented by S. Graves

-Poly Lift dock inspection review. It was noted that there is a violation on Dock A which will require further review with the HOA’s Legal Counsel and possible action.

Dock. The Board did approve two resident requests for their slip.

-AB pest control started September 27th. It was noted that 58 units were signed up.

-Sunrise Beach Fire Department Review.

-COMO electric review

-Mailroom options for UPS, FedEx reviewed

-Landscaping bids were reviewed. Short term and long term options were considered and will be pursued.

-Discussion regarding the negotiation of legal counsel contract. B. Keith will negotiate a new contract with Legal Counsel Miller with an effective date of 1-1-2023.

-New Gate System review.

-Social event contract reviewed and approved with the Band “Sassy monkey”.

The HOA declined an offer of 2.4M to purchase adjoining property from the developers. After discussion the Board felt this was not a viable option. A roll call vote was taken.

The Board did make a change to the Rules and Regulations. A motion was made by B. Keith and seconded by D. Theobald.

Attachment 13 page 6 will read as follows

6. Grills. To prevent fires, no grills or torches, or other objects with open flames are permitted on covered patios or balconies.

The Board would like to thank the Pillshaw family (8B) for the donation of the hydro rower for the gym.

Note management will be off Oct.5-9th.

President K. Schmode did adjourn the meeting at 3:00.

The next meeting set for Nov. 30th at 1:30

The Board will not meet in December.
