July 2022 Board Meeting Minutes
The Cypress HOA Board of Directors Meeting for July 29,2022
President K. Schmode called the meeting to order at 9:00.
Board Members B. Keith (Treasurer) and D. Theobald (Secretary) were in attendance along with S. Graves (Community Manager).
Treasurer B. Keith made a motion to approve the agenda and the meeting minutes from June 24, 2022. Secretary D. Theobald seconded the motion.
Presentation of Reports
Treasurer Report was presented by B. Keith
-Budget Review
It was noted that Cypress is tracking within our expected budget overall.
Management Report was presented by S. Graves
-It was noted that the lift master gate system presented by All Com is no longer available. Good news is the upgraded system does have a camera availability. Currently it is an order delay that we have no control over.
-Pool internet service has been evaluated by COMO and they will be addressing this.
-We did receive an update from the developers on the garage project. It was noted that delivery of material has been an issue and they do realize the timing with winter approaching. They are keeping close contact with the company out of St Louis and feel confident this will be completed over the next month.
-It was noted that the Summit Gas bill was $3,000 more for the month. Management did review this with the company. It was noted that they feel it was due to residents leaving the grills on overnight. It has been noted by the staff this does happen often. Management did request that a timer be put on the grills for an automatic shut-off. It was noted that with the timer the grills will shut off in 30-60 minutes intervals. This is the only option available.
This was approved unanimously.

-The holiday parking situation was discussed. The Cypress Board will be making an amendment change and residents will be notified by email when this goes into effect.
*Holiday cones will only be placed for residents that contact management prior to the holiday. If you DO NOT contact management your unit cone will not be placed.
President K. Schmode adjourned the meeting at 10:10.

Aug. 26th at 9:00
Sept. 28th at 1:30
Oct. 26th at 1:30
